Staff Report & Agenda Item Details
This request is for funding from the North TIRZ fund to support housing. Three addresses are to build new duplexes — 309, 313, and 317 W. 8th Street. Each request is for $100,000 towards the construction project, which covers the facade, landscaping, development fees, fencing and roofing. Our current TIRZ policy encourages funding of new housing in RM and Commercial, and Central Business District zoning districts. This is the same developer who has improved the properties along N. 19th and Martin Luther King Blvd with housing. Our ResIntel housing study from 2019 and 2024 dictates this type of needed housing in many parts of our community. Partnering with the TIRZ district allows for more citizens to be close to commercial nodes which can provide jobs, mercantile and an easy location for alternative transportation modes. The TIRZ Board heard this case on August 25, 2026, and made the recommendation 7-0 in approval for the funding of $100,000 per project for a total funding of $300,000 out of the North TIRZ fund balance. Current Balance is $3,877,424 leaving $3,577,424 in the North for allocation.
