A public hearing was held regarding Zoning Application No. Z0426-0448. Adam Bailey, Director of Planning and Development Services, stated that the applicant requests a change of zoning to allow Matrix Electric Company, Inc., to continue operating an electrical contractor office/warehouse with accessory outdoor storage while establishing modified development standards. The business has operated at 1406 Rodeo Center Boulevard since 2011, and the applicant recently acquired the adjacent vacant property at 1402 Rodeo Center Boulevard to expand operations. Mr. Bailey stated that the proposal includes combining the two properties into a single lot, constructing a screened parking and outdoor storage area for company vehicles, trailers, and equipment, and completing related site improvements. The proposed ordinance would establish a Planned Development (PD) based on the General Retail district, along with a nontransferable Conditional Use Permit (CUP) that includes specific standards for screening, parking, accessory outdoor storage, and fencing. The applicant was not present at tonight's meeting. Benny Gordon, 1918 Del Oak, expressed concerns regarding street parking. No others appeared regarding the proposed application. Mr. Green moved to keep the public hearing open and to postpone consideration of Zoning Application No. Z0426-0448 to the August 3, 2026, City Council meeting. Motion was seconded by Mr. Hubacek and approved unanimously.
