This request is to rezone properties around the former Day Elementary School, now functioning as an early head start campus for SAISD from RS-1, RS-2 and RS-3. These lots are vacant and have been under speculation for about a decade without any significant development to move forward. Now with the concept of having smaller individual structures on one larger lot, a developer is looking to move forward with a low-rise apartment complex with individual units and will have amenities on site for those residents. This area is within the Infill development with many large lots which, over time, can and will break into smaller pieces for more development of housing. N. Chadbourne is 1000 feet to the west of the head start campus. There are older style low-rise multifamily along this corridor and directly adjacent to the blocks by the head start. As you move back into the neighborhood, it is primarily single-family residential, although you do observe some two family lots. This development would still fit the character of the neighborhood and continue the infill purpose to become more fiscally sustainable as a community by filling in locations which already have infrastructure and general fund services. Planning Commission recommends approval with a 4-0 vote from June 15th, 2026.
