REGULAR AGENDA Chair Lewis read into the record the Item on Consideration and Possible Action – VAZ2026-0176. Consideration and Possible Action - VAZ2026-0176: Variance to the Maximum Square Footage for Accessory Structures Public Hearing : A request by Juan Fernando Corrales, applicant, on behalf of MarÌa Guevara, owner, for approval of a variance as permitted by the Unified D evelopment Code, Ordinance No. 2000-T, to allow a variance to the size regulations for accessory buildings (Section 2.5.3.1(g)) to exceed the maximum pe rmitted area for an accessory structure within the R-2, SingleFamily Residential-2 District, to wit: Legal Description: Lot 3, Block 4, Southgate Section 4, according to the map or plat thereof recorded in County Clerks File Number 2006057712, in the ODicial Records of Brazoria County, Texas. Agenda Item #A. Zoning Board of Adjustment Regular Meeting - Aug 06 2026 General Location : 11406 Carson Avenue, Pearland, Texas. Planner I Will Genitempo presented the staD report. He explained the variance request was to allow for a 110 square foot second story expansion to an existing detached garage, but with no change to the ground footprint. The proposed work would convert the sloped barn style roof to a gable, and that would put the structure 275.5 square feet over what is allowed. He stated no comments or calls for or against the request were received, and one call seeking more information was received. He gave a brief history of the property and showed the existing and proposed design for the garage. He stated the request met only 3 of the 8 criteria for approval of a variance, so it did not satisfy the minimum necessary criteria and represented a self- imposed hardship. Therefore, staD recommended denial. The applicant Juan Corrales was present and available for questions. The Chair called for public input, and Leonard Gilbert of 11410 Carson Avenue, Pearland 77584 asked for more information, specifically how this expansion would aDect the pool. Mr. Corrales stated the footprint would not be changing and the pool would not be touched. He reiterated that they would just be changing the roof style. The Board discussion focused on clarification of the roof pitch, square footage and exterior look of the garage. There was also discussion on HOA approval and whether this would be used as an accessory dwelling unit. Per StaD, there is not a full kitchen so this would not be considered an ADU. There was no further discussion from the Board. Chair Lewis called for a motion. Member Glenn made a motion to approve and Member Acosta seconded the motion. All in Favor: J. Acosta, M. Lewis, G. Shrum All Opposed: D. Glenn, T. Iocco Motion failed 3-2 as 4 votes are needed to pass. Chair Lewis read into the record the item on Consideration and Possible Acti
