Staff Report & Agenda Item Details
See the attached July 7, 2026, Planning and Zoning Commission Report and attachments. Based on the discussion with City Council at the July 27th City Council meeting , the applicant revised the façade material requirements to provide greater flexibility in how masonry is distributed across the elevations of the exclusively residential buildings, rather than requiring the majority of the masonry to be concentrated on the first floor. The original language required exclusively residential buildings to provide a minimum of 20% masonry per building elevation, an aggregate of 20% masonry, and a minimum of 80% masonry on the first floor of each building elevation . The revised language now requires exclusively residential buildings to provide a minimum of 20% masonry per building elevation , while removing the 80% first-floor masonry requirement and the additional aggregate masonry language . This change allows the required masonry to be distributed throughout each building elevation while maintaining the minimum 20% masonry requirement on every elevation. The masonry requirements for buildings with commercial components remain unchanged , including the 80% first-floor masonry requirement, and accessory structures will continue to require a minimum two-foot-tall masonry base .
