License to Access Area; No Parking. Licensor hereby grants to Licensee and its contractors a temporary, non-exclusive license for ingress and egress over and across the Access Area solely for the purpose construction vehicle traffic to move and haul soil and similar materials across the LTF Tract to the driving range located on the Hidden Pines and Golf Club. Licensee covenants that it will keep and maintain the Access Area in good order and in a neat, sanitary and clean condition (including removal of all trash and debris) and comply with all laws and ordinances relating to the use by Licensee of the LTF Tract. Licensee shall not commit, or suffer to be committed, any waste on the LTF Tract, or any nuisance and shall not store any equipment or materials on the LTF Tract. Licensee and its contractors shall not park in any parking lots or spaces located on the LTF Tract and nothing herein grants to Licensee the right to do so.
