1. General Provisions 1.1. Scope of Work The Contractor agrees to provide comprehensive landscape maintenance services for the Owner's property located at _410 Southern Colony Ave, Arcola, Tx 77583__ (including all lawns, parking lots, walks, forested areas, and landscaped areas), utilizing acceptable horticultural practices. The scope of work includes, but is not limited to, the following: • Mowing, Edging, and Trimming: Regular maintenance of all lawn areas. • Pruning and Shearing: Pruning, trimming, and/or shearing of plant materials as needed. • Weeding and Cultivation: Weeding, cultivation, and cleaning of all plant beds. • Pest and Disease Control: Application of fertilizers, insecticides, and herbicides up to 8 feet from ground level. • Irrigation Monitoring: Monitoring and minor adjustments to the irrigation system, if needed. 1.2. Extra Services No Extra Services shall be performed without an executed Exhibit A or written authorization signed by the Owner. Contractor is not obligated to perform Extras without such documentation. 1.3. Intent of the Agreement The primary intent of this Agreement is to maintain the Owner's property in an aesthetically pleasing manner, ensuring all plant life and lawns remain in a healthy and vibrant condition, consistent with industry-accepted horticultural standards. 1.4. Term of Agreement This Agreement shall be for a period of twelve (12) months, commencing on the Contract Start Date specified above. Either party may terminate this Agreement without cause by providing thirty (30) days' written notice. Unless renewed for a longer term, this Agreement will automatically continue on a month-to-month basis at the end of the initial twelve (12) month term. Unless otherwise terminated as provided herein, this Contract shall automatically renew for successive terms at the end of each contract period. Upon each such renewal, the contract price for the renewed term shall be increased by a standard three percent
